If you think there is no difference between roofing companies? I, Ray Dold (Super Dooper to my friends), would like to take a minute to explain a few things that other roofing companies in the local area would prefer you don't know about.
Quite often roofing companies will quote you a price on a roofing job and later they say that you misunderstood their quote. For instance when we give you a quote it might sometimes seem a little higher than our competition. However, we quoted you for "time and material". On the other hand they will sometimes accidentally or intentionally quote you only for time or material. For instance their bid might sound $500 cheaper on a re roof and not include a fixed price for rotten wood replacement . They often only quote you the material and not the man-hours. At the end they might hit you up for an additional $1.400.00 for wood and other materials. So despite that their quote was lower, the actual price you pay is much higher. Always ask for a total cost figure that includes "time and materials".
High Electric Bills
Many people don't realize that your home is designed with heat vents in your roof. These heat vents release heat from your attic which helps keep your home cooler and greatly reduces your air conditioning bill. Unfortunately, we find quite often that to save money, cut corners, save time or simply because they are using poorly trained workers that a home has had some or all of it's heat vents covered up or not the proper mount allowed per your attic square footage for many years. We often wonder just how much hotter this home was for all those years and how many thousands of dollars in extra cooling bills the home owner received due to someone else's laziness. Always check to make sure your heat vents are not covered.
A good roof can last for many many years. Part of this it is the quality of the roofing materials used which most people understand. But what most home and business owners don't understand is that if a roof is poorly installed it can develop small leaks that can cause the roof to need repairs or replacement "years" sooner than would otherwise have been necessary. This means that shingle roofs need to have the proper amount of tar, flashing, and ventalation, that each of the plumbing boots have to be sealed correctly, that the correct nail pattern is used based on the type of materials used, and what kind of wood substrait we are nailing to, etc. Poor installation of your roof can cost you thousands of dollars. We believe based on the number of times we have had to repair or replace a poorly built roof that almost one third of all roofs installed in Southwest Florida are installed incorrectly. Quality installation is a must.
Cleanup and Damage
Nothing could be worse than to go outside to look at your new roof and have a rusty nail come pushing up through your foot. It happens. Other problems include nails in your car tires, lawn mower, or even worse your kids getting a nail in their feet. Even months or years later. Damage to your driveway, plants, broken sprinkler heads, dented garage doors, oil stains in your beautiful driveway, etc. We may be the only company in town that covers all driveways with a blue tarp "before" we start work. We cover all plants and your yard with "black breathable tarps" which block nails and debris from getting into your grass while at the same time allowing your plants to breathe. We also cover your garage door with plywood. And so much more.
I wasn't sure about putting this on here. It's kind of gross. But I guess it's better to know that not to know. Imagine a dozen employees of a roof company working out in the hot sun all day long drinking lots of water and soda. Then they have a big lunch. There are no restrooms available. Yes, you guessed it. All over your nice bushes. Unlike these companies when we do a large job (such as replacing your roof) we let nature do the watering for your plants. We actually bring a portable facility for our employees to use.
Time on Job
Many companies "hire and fire" based on their daily needs. This means that a large percentage of their employee's may be inexperienced, untrained, underskilled and just not real good at roofing. This can increase the risk of poor workmanship and repair costs to you later. On the other hand most of our staff has been with us since the day we opened our doors seven years ago and as of the day I wrote this everyone working for us has been with us over a year. All of our staff wear clean uniform shirts (no shirtless people walking around your property), drive company vehicles (no dirty personal vehicles leaking oil on your driveway) and they are all covered by our insurance. We do not hire subcontractors.
Believe it or not many companies have a license but the person doing the work is not licensed. They basically leased the license from another company. That means that they do not actually have someone who took all the state licensing courses on the premises or even involved in your roofing project. More basically this means an increased risk that your roof will be done improperly with resulting costs to you in the future. At Old Florida Roofing & Sheet Metal, Inc, I am the license holder. I took the State test. I am on the job everyday and I inspect each and every job personally.
I'm not going to say anything here except that I recommend you do a criminal background check before hiring any roofing company.
I can't tell you the policy of each roofing company in town. All I can do is tell you mine. I hire the best employees, I use only quality materials, I inspect all work, I give an honest quote with reasonable rates. And if you have problems, I will fix them asap even if it means we have to come out in the middle of the night.
